Analysts Expect Positive Surprises in S-Reits’ H1 Earnings

Analysts predict that Singapore-listed real estate investment trusts (S-Reits) will report positive surprises in their first-half earnings, particularly within the office and industrial sectors. This outlook comes despite a challenging market environment, with the iEdge S-Reit Index declining approximately 4.6% year-to-date, contrasting with a 19.1% gain in the broader Straits Times Index, according to analysts from RHB.

Earnings Expectations

The upcoming earnings season, which begins in late July, is expected to show low-to-mid single-digit year-on-year growth in distribution per unit (DPU) for most S-Reits. Analysts attribute the sluggish performance to uncertainties surrounding interest rates and a shift in investor focus towards Singapore banks and artificial intelligence stocks. However, they note a growing disconnect between unit price performance and the underlying fundamentals of the Reits, suggesting that a bottom may be near.

OUE Reit will be the first to release its results on July 22, followed by Mapletree Industrial Trust, Suntec Reit, and Keppel DC Reit on July 23. Frasers Logistics & Commercial Trust and Mapletree Pan Asia Commercial Trust (MPACT) are scheduled to report on July 30, while CapitaLand Integrated Commercial Trust (CICT) will release its results on August 12.

Despite the overall decline in the S-Reit index, market observers remain optimistic about the potential for earnings surprises. The consensus among analysts indicates that while global macroeconomic challenges have tempered growth, the resilience of the S-Reit sector may lead to better-than-expected results during this reporting period.
